Job Title: Field Facilities Maintenance Supervisor
Location: Madison, WI Metro Area and 151 E Gorham St
Reports To: Director of Maintenance
Job Summary:
The Field Facilities Maintenance Supervisor is responsible for overseeing and coordinating all maintenance activities across various field facilities, ensuring the optimal functioning, safety, and longevity of physical assets. This role involves leading a team of maintenance technicians, managing resources, implementing preventive maintenance programs, and responding promptly to facility-related issues to minimize downtime and support operational continuity. The ideal candidate will possess strong leadership, technical expertise, and excellent problem-solving skills, with a focus on efficiency and safety.
Key Responsibilities:
- Team Leadership & Supervision:
- Supervise, train, mentor, and evaluate a team of field maintenance technicians.
- Schedule and assign work orders, ensuring proper prioritization and timely completion.
- Foster a culture of safety, quality, and continuous improvement within the team.
- Conduct regular team meetings, performance reviews, and provide constructive feedback.
- Maintenance Operations & Management:
- Oversee the execution of all corrective, preventive, and predictive maintenance activities for field facilities (e.g., HVAC, electrical, plumbing, structural, grounds, security systems, etc.).
- Develop and implement comprehensive preventive maintenance programs to extend asset life and reduce unexpected breakdowns.
- Diagnose complex mechanical, electrical, and plumbing issues and provide technical guidance to the team.
- Ensure compliance with all relevant safety regulations, building codes, and company policies.
- Manage and allocate maintenance resources, including tools, equipment, and materials.
- Coordinate with external vendors and contractors for specialized repairs or projects when necessary.
- Planning & Scheduling:
- Develop and maintain maintenance schedules, work orders, and historical data.
- Forecast staffing, equipment, and material needs for upcoming projects and routine maintenance.
- Plan and manage facility upgrade projects, renovations, and new installations.
- Budget & Cost Control:
- Assist in the development and management of the facilities maintenance budget.
- Monitor expenditures, identify cost-saving opportunities, and ensure efficient use of resources.
- Obtain quotes and manage procurement of parts, materials, and services.
- Reporting & Documentation:
- Maintain accurate records of all maintenance activities, repairs, inspections, and costs.
- Generate regular reports on facility status, maintenance performance, and compliance.
- Utilize Computerized Maintenance Management Systems (CMMS) and Entrata for effectively for tracking and reporting.
- Safety & Compliance:
- Ensure all maintenance activities are conducted in accordance with established safety protocols and regulations (OSHA, local codes, etc.).
- Conduct regular safety inspections of facilities and equipment.
- Investigate and report all incidents, accidents, and near misses.
- Implement and enforce lockout/tagout procedures and other safety measures.
- Communication & Collaboration:
- Liaise effectively with operations teams, management, and other departments to understand facility needs and minimize operational disruptions.
- Communicate proactively regarding maintenance progress, issues, and upcoming activities.
- Provide excellent customer service to internal stakeholders.
Qualifications:
- Education:
- High school diploma or GED required.
- Associate's or Bachelor's degree in Facilities Management, Engineering, or a related technical field preferred.
- Relevant trade certifications (e.g., HVAC, electrical, plumbing) highly desirable.
- Experience:
- Minimum of 5 years of progressive experience in facilities maintenance, with at least 2 years in a supervisory or lead role.
- Proven experience managing maintenance in a multi-site or field environment.
- Strong hands-on experience with HVAC, electrical systems, plumbing, and general building maintenance.
- Skills:
- Excellent leadership, coaching, and team-building skills.
- Strong technical aptitude and diagnostic abilities across various trades.
- Proficiency in using a computer and work order tracking system.
- Solid understanding of safety regulations and best practices.
- Exceptional problem-solving and decision-making skills.
- Strong organizational and time management abilities.
- Excellent written and verbal communication skills.
- Ability to read and interpret blueprints, schematics, and technical manuals.
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook).
- Other Requirements:
- Valid driver's license and a clean driving record.
- Ability to travel frequently to various field facilities as needed.
- Ability to work flexible hours, including evenings and weekends, and be on-call for emergencies.
- Physical ability to lift up to 75 pounds, climb ladders, and work in various weather conditions and confined spaces.
